The building is a midrise, 165,821 rentable square foot office development and is located inside Frisco Square. The Tower at Frisco Square is an urban, mixed-use master-planned development anchored by Gearbox Software. Featured speakers at the opening included Mayor of Frisco, Maher Maso, Encore Enterprises President and CEO, Patrick Barber, and Founder and CEO of Gearbox Software, Randy Pitchford.

Encore Retail Commences Construction on Quick Serve Restaurant in Lubbock, TX

America’s newest IHOP celebrates its inaugural day with a grand opening on October 13, 2015, at 106 Stribling Road Brookhaven, Mississippi. This is the fourth IHOP restaurant to be owned and managed by Encore Restaurants.

The restaurant features breakfast favorites such as large varieties of pancakes and omelets, as well as a wide selection of popular lunch and dinner items. Although the new IHOP will not be open 24/7 initially, it will gravitate towards 24/7 availability in the coming months.

Additionally, the events leading up to the grand opening was filled with optimism. On Friday, October 9, 2015, many city officials and other dignitaries gathered together to witness the ribbon cutting ceremony. Key attendees included the President of the Chamber of Commerce, the Chief of Police, Daphanee Sampson, who is the General Manager of the Brookhaven IHOP location, Cory Porter, who is the Director of Operations of Encore Enterprises, and Dale Doerhoff, who is the President of Encore Restaurants.

Mixed-Use Class A Development in the Heart of New Hampshire’s Retail and Business Hub

(Dallas, Texas) August 17, 2015 – Encore Retail, LLC, a subsidiary of Dallas-based Encore Enterprises, Inc., has acquired land to develop a 16+ acre high-density Class A mixed-use development in the affluent Town of Bedford, New Hampshire. The development will consist of fashion, recreation, fitness, dining and office space conveniently located on South River Road, in the heart of New Hampshire’s retail and business hub. The new Whole Foods is currently under construction contiguous to this site, and is scheduled to open in the spring of 2016.

“The property is strategically positioned along South River Road at the high-traffic intersection of Route 101 and Everett Turnpike,” said Nicholas Barber, President of Encore Retail. “Its close proximity and direct access to Whole Foods will really create a regional destination for area residents.”

The development is planned to be in excess of 200,000 square feet. The development is already experiencing strong interest from regional and national retailers.

Encore Multi-Family, LLC Closes on New Apartment Community Encore Evans Station

(Denver, Colorado) August 17, 2015 – Encore Multi-Family, LLC, a subsidiary of the Dallas-based Encore Enterprises, Inc., closed on the 5.83 acres of land that will set the stage for the future Encore Evans Station apartment community located in Denver, CO. The apartment community will be a 3-story, Class A, high density, garden-style, multi-family development consisting of 224 units with an attached club house.

The project is located just south of Denver’s central business district in the South Broadway submarket. It is well-located, with walkable access to nearby shopping, restaurants, and nightlife. The Evans light rail station is within a half mile (7-minute walk) from the site and provides public transportation to downtown Denver and the DTC business corridor. Construction is expected to commence in early first quarter, 2016, pre-leasing during the fourth quarter, and completion in mid 2017.

“This is Encore’s second of several planned multi-family communities in the Denver metro area,” said Brad Miller, president of Encore Multi-Family. “We are naming the community Encore Evans Station due to the site’s proximity to the Evans light rail station. The lower-density urban/suburban design will differentiate the community from other high density properties in the submarket and will include many interesting amenities including the largest pet park in the sub-market.”

Denver’s effective rent growth has topped 6% in each of the last 17 quarters including 10% annual growth in the last year, ranking it 3rd among the top markets nationally. Axiometrics reports that the annual rent growth average for the US was 4.31%.

“With Denver’s booming economy, the development of a new apartment community will fit the growing needs leisure and work commuters,” explained Bharat Sangani, chairman of Encore Enterprises. “Denver’s apartment occupancy has remained over 94% since 2011. It has increased in each of the last 20 quarters and is currently at 96%.”
