Encore Land, LLC generates attractive yields for our investors through land investments by creating value via enhancement of entitlements and/or the construction of land infrastructure for residential lot development and commercial projects. Our core value is holding the interests of our clients as our highest priority.

Asset Types:

  • Strategy 1: Lot Development – Acquire tracts for development and sale of residential lots to credit-worthy home builders
    • Urban infill sites – “A”  locations
    • Suburban growth corridors
    • 36-month preferred maximum lot sell off from completion of construction
  • Strategy 2: Entitlement – Acquire tracts for entitlement to a higher use
    • Urban infill sites
    • Well-located sites that have outlived their current use, such as class “C” apartments, retail, or industrial buildings that could be re-zoned to more relevant uses for today’s market
    • Suburban growth corridors
    • 24-months exit plan
  • Strategy 3: Multi-Use – Acquire and entitle tracts which can be used for multiple purposes in relation to Encore developments
    • Predetermined exit plan, not speculation
    • For Hospitality, Retail, Multi-Family, Office, etc
  • At the present time, Encore Land, LLC is NOT looking for:
    • Speculative investments
    • Tracts with major flood, environmental, utility, or other issues
    • Golf courses, equestrian centers, or second home-type projects
    • MUD, PID, or special utility districts which typically require a long term holding period
    • Farm and ranch land

Investment Level:

Minimum transaction size is $1mm – $10mm

Deal Structure:

Encore Land, LLC is open to various transaction structures including:

  • All cash
  • Assume existing debt
  • Seller financing
  • Joint-venture
  • Purchase of distressed debt
    • Performing notes
    • Non-performing notes

Submittal Process:

Encore Land, LLC requires the following information for preliminary analysis of all investment opportunities:

  • Purchase price
  • Survey, site plan, and plat
  • Current zoning and description of the allowed uses, copies of planned development districts, if applicable, and relevant deed restrictions affecting the property
  • Property tax statements (last 3 years)
  • Aerial
  • Property photos
  • Trade area map and aerials
  • Demographic information
